The "Fast Track" loan program through the Secondary Market is a streamlined loan application process that provides fast loan approval requiring minimum loan documentation.

Key Loan Qualifications

  • Loan-to-Value: 55% maximum
  • Loan Amount: $1,000,000 maximum
  • Acceptable credit history and a minimum credit score of 720.
  • Debt-to-Asset Ratio: 40% maximum
  • Current Debt-to-Asset Ratio: 1:1 minimum
  • Debt Coverage Ratio: 1:1 minimum

Fully Underwritten Loans
For loan applications requesting loan amounts or other terms that are outside "Fast Track" parameters, Ag Mortgage Company offers loan programs that utilize a more conventional loan application and documentation process.

Key Loan Qualifications

  • Loan-to-Value: 70% maximum
  • Credit Score: Acceptable credit history and a minimum credit score of 680
  • Debt-to-Asset Ratio: 50% maximum
  • Current Debt-to-Asset Ratio: 1.25:1 minimum
  • Debt Coverage Ratio: 1.25:1 minimum

Hunting/Recreational Land Loan Program

Life Style Ranch Loan
This product is designed for "wage earner" customers who buy/refinance recreational land or farms where outside income is used to qualify. Properties must consist of

  • 60 Acres minimum
  • Loan to Value can not exceed 70%
  • Dwelling can not exceed 25% of the appraised value
  • Maximum Loan of $3 million
  • Debt to Asset Ratio 55%
  • Current Ratio 1:1
  • Minimum Annual Debt Obligations 39%
  • Credit Score 700 minimum
  • Cash out Not Allowed
